Yes — most of our shoots are lived-in. We work around furniture and tenants, shooting each room to show the most space, bright and clean.
Most of our shoots get booked same-day or next-day. Two to three days ahead is ideal — and if you need a specific date and time locked in, about two weeks gives us the most room. Either way, just send us your address and we’ll always do our best to accommodate you.
Most homes are done in under an hour and a half. Larger properties and anything with drone, video or a floor plan take longer — we’ll tell you the window when we confirm the booking so the seller knows what to expect.
Small distractions, yes — a stray cord, a scuff, a bin at the curb. What we won’t remove is anything a buyer would want to know about, like a crack in a wall or damage to a floor. That’s the line between tidying a photo and misrepresenting a property.

Every room gets a bracketed set on a tripod, plus flash where a room needs it — usually bathrooms, basements and anywhere with mixed lighting. Then the blending happens by hand, image by image.
That matters because automatic HDR is what produces the look agents complain about: grey halos around window frames, lifeless flat colour, ceilings that glow. Machine blending can’t tell a lamp from a window from a reflection, so it flattens all three.
Floors and reflections get their own pass. Hardwood and polished tile throw harsh hot spots straight back at the lens, and left alone they read as glare rather than as floor. We pull those back so the wood keeps its grain and the tile keeps its texture — no mirror-shine that screams edited.
Verticals get straightened. Door frames, wall corners and cabinetry all sit true. It’s a small thing nobody consciously notices, and the reason a good gallery feels calm to scroll through.
A believable sky matches the light already falling on the house — same direction, same softness, same time of day. The fake version has hard midday sun in the sky and flat overcast light on the brick, and it looks wrong to everyone even if they can’t say why. Ours are matched by hand, on every exterior, at no charge. Book the day that works for your seller.

Basements, north-facing bedrooms, a 4 PM shoot in January, a hallway with no window at all — these come back grey, grainy and orange from a rushed shoot, and they’re usually the rooms a seller is most self-conscious about.
They photograph fine. It takes flash on top of the bracketed exposures, and it takes fixing the colour — because the real problem in a dark room isn’t brightness, it’s three light sources fighting: warm bulbs overhead, cool daylight from one small window, a green cast off the pot lights. Left alone, white walls go yellow.
We balance those so a white wall reads white, then light the room properly. A finished basement should sell as living space — because that’s what it is, and it’s space you’re already paying to have photographed.
We photograph plenty of lived-in homes and we work around real life — but a short list of things done before we walk in makes a visible difference, and none of it can be fixed afterwards.
Lights on, everywhere. Every lamp, every pot light, every under-cabinet strip. Warm pools of light are what make a room feel like a home rather than a real estate photo.
Blinds open, curtains back. Now that the window won’t blow out, the view is an asset — let it in.
Counters and vanities clear. Kitchen counters down to one or two deliberate items. Bathrooms fully clear — no toothbrushes, no shampoo bottles, no bath mats.
Cars off the driveway, bins out of sight, hoses coiled. The front elevation is the photo that decides whether anyone looks at the other twenty-nine.
Pets away, toys and beds put aside, litter boxes out of frame.
Toilet seats down, fridge magnets off, TV off. A black screen photographs better than a paused Netflix menu.
